Simple Seasonal Window Care

A little routine care goes a long way. Twice a year, ideally in spring and fall, give your windows a quick once-over. You'll catch small problems early, when they're cheap and easy to fix.

  • Vacuum dirt and debris from tracks and sills, then wipe them clean
  • Clear weep holes on the outside of the frame so water can drain
  • Look for cracks or gaps in exterior caulk
  • Check wood surfaces for peeling paint or soft spots
  • Open, close and lock every window to make sure hardware works
  • Lightly lubricate tracks and hinges with a silicone spray, not oil

When Repair Stops Making Sense

Repair is usually the right call when one or two components are worn but the frame is sound. If rot has spread deep into the frame or sill, several windows are failing at once, parts are no longer made for your windows, or you're still dealing with single-pane glass, replacement typically delivers more value. Frequently Asked Questions

Can you fix a foggy window without replacing the whole window?
In many cases, yes. Fogging means the seal on the insulated glass unit has failed. We can usually measure, order and install a new glass unit in your existing sash or frame, which costs less than a full window replacement.
How long does a typical window repair take?
Many repairs, such as new balances, weatherstripping or hardware, take an hour or two per window. Jobs that need a custom glass unit or a special-order part require a second visit once the part arrives.
Do you repair old wood windows?
Yes. Older wood windows can often be brought back with new sash cords, weatherstripping, glazing and rot repair. We'll assess the wood and tell you honestly whether restoration or replacement makes more sense.
Is condensation on the inside of my windows a problem?
Condensation on the room side of the glass usually points to high indoor humidity, not a faulty window. Running bath and kitchen fans and using a dehumidifier can help. Condensation between the panes, however, means a failed seal that needs repair.
Can I just recaulk my windows myself?
You can, and it's a reasonable DIY task if you remove the old caulk fully and use a quality exterior sealant. Just don't caulk over weep holes or the bottom edge of a window where water needs to drain. If you see soft wood or water stains, call us to check for hidden damage.
