Skylights That Bring Daylight In and Keep Water Out

Brighten hallways, kitchens, baths and stairwells with natural light, installed with the flashing details that prevent leaks.

Skylights by RemodelPro

A skylight can transform a dim room. Light from above spreads more evenly than light from a wall window, so even a modest skylight can make a kitchen, bathroom, hallway or attic room feel bigger and more inviting, and you may find yourself switching on lights less often during the day.

Skylights also have a reputation for leaking, and the reason is almost always installation, not the skylight itself. Because we're a roofing contractor as well as a window installer, we install skylights the way a roofer would: with a proper curb or deck-mount, step flashing, ice and water protection and shingles woven back in correctly. That attention to the roof is the difference between a skylight you enjoy and one you put a bucket under.

We install new skylights, replace old or leaking ones, and often recommend replacing skylights when you replace your roof so the flashing is new on both.

Benefits of a Professionally Installed Skylight

Natural Light

Daylight from above brightens interior rooms that wall windows can't reach.

Fresh Air

Venting skylights let hot, humid air escape from kitchens, baths and upper floors.

Roofer-Grade Flashing

We flash every skylight with the same care we give the rest of your roof.

Energy-Smart Glazing

Low-E, insulated glass helps limit heat gain in summer and heat loss in winter.

Shades & Controls

Add blinds or remote and rain-sensing controls for comfort and convenience.

Types of Skylights We Install

The right skylight depends on the room, the roof and whether you want light, airflow or both.

Fixed Skylights

Sealed units that don't open, ideal for adding light to living areas, hallways and vaulted ceilings at the lowest cost.

Venting Skylights

Open manually with a pole or crank, or with an electric motor, to release heat and moisture; great for kitchens, bathrooms and upper floors.

Solar-Powered Skylights

Venting skylights with a small solar panel that powers the motor, so no electrical wiring is needed; many close automatically when rain is detected.

Tubular Skylights

A compact dome on the roof and a reflective tube that channels daylight to a ceiling diffuser; perfect for closets, small baths and hallways without major framing changes.

Planning Your Skylight

Placement matters. North-facing skylights give soft, even light with less heat gain; south- and west-facing skylights bring more light and warmth, which is welcome in winter but may call for a shade in summer. We'll look at your roof pitch, rafter layout, attic space and the room below to recommend size and position.

A conventional skylight in a room with an attic above needs a framed and finished light shaft between the roof and the ceiling. Tubular skylights skip most of that work, which makes them a quick, budget-friendly option where you mainly want light.

Signs Your Skylight Needs Attention

  • Water stains on the ceiling or drywall around the skylight
  • Drips or condensation running down the shaft
  • Fogging between the glass panes
  • Cracked, crazed or yellowed acrylic domes
  • Rusted or lifted flashing visible from the roof
  • A venting skylight that won't open or close fully
  • You're replacing the roof and the skylight is the same age or older

Frequently Asked Questions

Do skylights leak?
A properly installed and flashed skylight should not leak. Most leaks come from poor flashing, old sealant or a skylight that has outlived the roof around it. We install skylights with full flashing kits and underlayment, the same way we'd treat any roof penetration.
How long does skylight installation take?
A tubular skylight can often be installed in a few hours. A conventional skylight with a new light shaft usually takes a day or two, depending on framing and interior finishing work.
Should I replace my skylight when I replace my roof?
Usually, yes. Skylight flashing and seals tend to wear out on a similar timeline to roofing, and replacing them together means you won't have to disturb new shingles later. It's also the most cost-effective time to do it.
Will a skylight make my room too hot?
Modern skylights with low-E glass limit heat gain, and placement on a north or east roof slope helps too. Venting skylights let hot air escape, and blinds or shades give you control on sunny afternoons.
What's the advantage of a solar-powered skylight?
A solar-powered venting skylight opens and closes with a remote, but doesn't need wiring run to it, which simplifies installation. Many models include a rain sensor that closes the skylight automatically when weather rolls in.
