Your roof is one of the biggest investments in your home, so it's natural to have questions. Below are the ones we hear most often. If you don't see yours, give us a call at (555) 123-4567 and we'll be glad to help.
Repair or Replace?
How do I know if my roof needs to be replaced?
Common signs include curling, cracking or missing shingles, heavy granule loss, bald spots, sagging areas, and recurring leaks in different spots. Age matters too; many asphalt roofs start showing wear after about 20 years. A professional inspection is the best way to know whether targeted repairs will buy you meaningful time.
Can a leaking roof be repaired instead of replaced?
Often, yes. Many leaks come from a single failed pipe boot, loose flashing or a few damaged shingles, and most of those repairs take a day or less. If the roof is older and leaking in several places, replacement is usually the better long-term value.
Can new shingles be installed over my old roof?
Some codes allow one overlay layer, but we generally recommend a full tear-off. Removing the old roof lets us inspect and repair the decking, install proper ice and water shield and underlayment, and avoid trapping problems underneath. It also keeps weight down and helps protect manufacturer warranty eligibility.
How long does a new roof last?
It depends on the material, ventilation and climate. Architectural asphalt shingles commonly last 20 to 30 years, while metal, slate and quality composite products can last considerably longer. Good attic ventilation and timely repairs help any roof reach its full lifespan.
The Replacement Process
How long does a roof replacement take?
Most single-family homes are completed in one to three days once materials are delivered. Larger, steeper or more complex roofs, or projects involving significant decking repair, can take longer. Weather can shift the schedule, and we'll keep you informed if it does.
Do I need to be home during the work?
Not necessarily. We'll want to walk the property with you at the start and end of the project, but many homeowners go about their day while we work. We'll ask you to move vehicles out of the driveway and keep pets indoors or away from the work area.
What happens if you find rotted decking?
We'll show you photos and explain the extent of the damage before replacing it. Our estimates explain how decking repair is handled so there are no surprises. Replacing soft or damaged decking is essential for a solid, long-lasting roof.
Will you protect my landscaping and clean up?
Yes. We use tarps and protective covers around the house, take care with plants and walkways, and use magnetic sweepers to collect nails from the lawn and driveway. The site is cleaned at the end of each day and thoroughly at completion.
Materials and Ventilation
What roofing material is best for my home?
Architectural asphalt shingles offer the best balance of appearance, durability and value for most homes. Metal roofing excels in longevity and energy efficiency, while slate, cedar and composite shakes suit homes where a premium or historic look matters. We'll help you weigh appearance, budget, roof pitch and neighborhood style.
Why does attic ventilation matter?
Without balanced intake and exhaust ventilation, heat and moisture build up in the attic. That can cause ice dams in winter, higher cooling bills in summer, mold on decking and premature shingle aging. We evaluate ventilation as part of every roof replacement.
Are dark shingles bad for energy efficiency?
Darker shingles do absorb more heat, but in most homes attic insulation and ventilation have a much bigger impact on energy bills than shingle color. If cooling costs are a major concern, ask about reflective or 'cool roof' shingle options.
Storms, Insurance and Warranties
Does homeowners insurance cover roof replacement?
Insurance typically covers sudden damage from events like wind, hail or falling trees, not wear and tear from age. Coverage depends on your policy and deductible. We can inspect and document storm damage so you have clear information when you talk to your insurer.
What should I do right after storm damage?
Stay off the roof, photograph the damage from the ground and inside, and call us for an inspection and temporary protection if needed. Then contact your insurance company to start a claim. Our storm damage blog post walks through each step in detail.
What warranties come with a new roof?
There are generally two: the manufacturer's warranty on the materials and our workmanship warranty covering the installation. We'll explain the terms of both in writing before you sign, including what's covered and how to make a claim.
Do you offer financing?
Yes, financing is available for qualified homeowners. It can make it possible to replace a roof before small problems turn into expensive interior damage. Ask about options during your free estimate.
