How long does a metal roof last?
Most quality residential metal roofs last 40 to 70 years, with some systems lasting longer. The finish may need attention over time, but the panels themselves are extremely durable.
Is a metal roof noisy in the rain?
Installed over solid decking with underlayment, as we do on homes, a metal roof is usually not much louder than a shingle roof. The loud rain-on-tin sound comes from metal installed over open framing on sheds and barns.
Can metal be installed over existing shingles?
In some cases it can, but we usually recommend tearing off the old roof so we can inspect the decking and avoid trapping moisture. We will discuss the pros and cons for your situation.
Do I need snow guards?
On many roofs, yes. Metal sheds snow quickly, and snow sliding off in large sheets can damage gutters, landscaping or anything below. Snow guards hold it in place so it melts gradually.
Does metal roofing cost more than asphalt?
Yes, upfront. But because it can last two to three times as long, its cost per year of service often compares favorably, especially if you plan to stay in your home.
